Whether you own retail, office or industrial, you need a management firm understands the importance of maximizing return to the owner. Returns are not just limited to income; it must include tenant retention, cost analysis and maximization of the property. Here are some questions to ask, along with our responses, when selecting a commercial property manager:
Does the management firm carry a designation?
One of GKM’s principals is a Certified Property Manager (CPM), the highest designation that is available in the field. The certification, which is only available through the Institute of Real Estate Management (IREM), is one of the most sought after training programs in the country.
Does the management firm have experience with large vacancies?
Our specialty is taking over troublesome projects. Our first priority will be to stabilize the existing tenant base. We interview them, determine the issues, propose a resolution, and most importantly, follow through with the plan.
Does the management firm provide brokerage services as well?
Brokerage services are one of the most important factors to consider when selecting a management company. Without it, the income side of the real estate will never be properly addressed. Hiring a different firm to perform brokerage will be dysfunctional, since each firm will have different goals and objectives.
GKM is one of the largest commercial brokers in Central Massachusetts. Our brokerage team works closely with the property management team to ensure proper tenant mix, and the long term needs of the landlord are addressed.
What is the professional integrity of the firm?
Holding a professional designation, such as CPM, shows a level of commitment to the profession and is one of the easiest ways to confirm a management firm’s professional integrity. Beyond that, you should ask for references, both landlord and tenant. We take pride in our relationships and are more than willing to have you talk with our clients and their tenants.
Does the management firm have experience in financing and dealing with banks?
Financing is a key component of real estate investing. A thorough understanding of the intricacies of the financing function is of the utmost importance. One of the principals at GKM was a commercial lender for ten years. We understand what banks are looking for and we leverage our banking relationships to ensure that our clients are provided with options and the most beneficial terms.
